Pulsezpixel is a São Paulo-based real estate agency providing residential sales, long-term rental placement, independent property valuation, and investment consulting. We serve individual buyers and sellers, expatriates relocating to Brazil, landlords managing portfolios of two to twenty units, and family offices seeking structured property exposure in the Greater São Paulo metropolitan region. We do not operate outside São Paulo — our depth of knowledge is deliberately concentrated in the city's central and western districts, including Jardins, Itaim Bibi, Pinheiros, Vila Madalena, Perdizes, and Lapa. This geographical focus means that when a comparable property sells on a street three blocks from your target address, we know about it within days. Since our founding in 2016, we have closed over 340 residential and commercial transactions, managed more than 180 active tenancy agreements, and delivered 90-plus independent valuation reports used by clients in financing and estate proceedings. That record was built one honest conversation at a time.
How We Work — and Where We Stop
Every engagement begins with a discovery call in which we listen before we advise. We then prepare a written brief — a market context document — specific to your property type and target neighbourhood. This is provided before any mandate is signed, so you can evaluate our analysis independently. Our fee structure is transparent and agreed in writing; there are no referral arrangements with mortgage brokers or moving companies that could distort our advice. We are a small team of seven licensed agents and two researchers, and we deliberately limit the number of active mandates we carry so that each client receives substantive attention. There are things we do not do: we do not offer mortgage origination, we do not manage construction projects, and we cannot guarantee sale timelines — property markets in São Paulo respond to macroeconomic conditions that no agency controls.
